In one sentence

Bini is the all-in-one operating system your housing society runs on.

Built for Indian housing societies and nothing else. Not a visitor app with a few extra tabs, and not an accounting package somebody has to be trained on. One system where the resident, the guard at the gate, the committee and the society's own records all work from the same information, so nothing has to be re-typed, forwarded, or held in one exhausted person's head.

  • Residents
  • Security
  • Committee
  • Visitors
  • Maintenance
  • Complaints
  • Payments
  • Communication

Eight things your society already does every week. Today they live in a register at the gate, a spreadsheet on somebody's laptop, a cupboard in somebody's flat and four WhatsApp groups. In Bini they live in one place, and they agree with each other.

Watch it first, no form to fill

See exactly what changes on Monday morning.

Not a product tour. Four ordinary moments in a society, someone at the gate, a complaint, the dues and the AGM, and what each one looks like once Bini is running.

The way most societies run today

A register at the gate. Dues in a WhatsApp group. Complaints in someone's head.

None of it is anyone's fault. It is simply what happens when a 40–250 flat society is run by people with day jobs, in the two hours they have left in the evening.

Nobody can prove who came in

A paper register nobody reads, half-legible names, and no way to check a delivery from three Tuesdays ago. When something goes missing, the society has nothing to look at.

“Who let them in? Check the register.” And nobody can read it.

The treasurer chases dues alone

Payment screenshots in three different chats, a ledger living in one person's Excel, and the same eleven flats reminded politely, every single month.

“I have paid, sir. I will send the screenshot.” Every month.

The AGM turns into an argument

Numbers assembled the night before, a question from the floor nobody can answer on the spot, and the same quiet trust gap that comes back every single year.

“And where exactly did the repair fund go?” Then silence.

Bini does not ask your committee to become software people.
It just quietly does the paperwork.

What actually changes

Five things your committee stops worrying about.

Not fifty half-finished features. Five, and there is a real screen behind each one. Every image here is an actual screenshot, not a mock-up. Money has a section of its own, further down.

How the pieces fit together

Three screens. One record. Nothing typed twice.

The resident, the guard and the committee each get only the screen their job needs, three ways into one app, and all three write to the same record underneath. It is one Bini and one rate for your whole society, not three products to buy.

  1. Resident app Every flat
  2. Security app The gate
  3. Committee dashboard Office-bearers
  4. One society record Owned by the society
  5. Your society, running Month closes itself

Resident app

For every flat · Android & iOS

  • Approve whoever is at the gate, from wherever they are
  • Raise a complaint and watch it move
  • Pay the maintenance by UPI and keep the receipt
  • Read the notice without scrolling a WhatsApp group

What changes: nobody phones the flat, and nobody argues about what was announced.

Security app

For the gate · any Android tablet

  • Four buttons: expected guest, walk-in, delivery, daily help
  • The flat is notified before the visitor reaches the lift
  • Marathi or Hindi, so nobody has to be trained twice
  • Every entry recorded, and findable months later

What changes: the register book stops being the only record of who came in.

Committee dashboard

For the office-bearers only

  • Who has paid, who has not, and what is in arrears
  • Every open complaint and how long it has been open
  • Flats, owners, tenants and members in one place
  • The AGM Collections Report, already written

What changes: the treasurer stops rebuilding the month from screenshots.

One record underneath all three. The guard's entry, the resident's payment and the committee's report are the same data seen from three sides, which is why the month-end reconciliation your treasurer dreads simply stops existing.

Behind the scenes

The fourth screen is ours, not yours.

There is an administrator's console in Bini, and your committee will never have to open it. Setting your society up, importing the flat list, the owners and the opening balances, and correcting anything that looks wrong afterwards, all of that happens on our side of the glass. That is the whole reason a society goes live in one working day instead of a fortnight of configuration, and the reason nobody on your committee has to become the person who understands the software.

  • No setup handed to your committee. No settings screen, no field mapping, no weekend lost to it.
  • Your flats, owners and balances imported by us. Send the list in whatever shape it is already in.
  • A person to call when something looks wrong. Not a ticket number and a waiting queue.

The money: where it goes, and where it doesn't

Your dues never pass through us.

Bini is software, not a bank. We are not a wallet, not a gateway and not an aggregator. A resident pays by UPI and the money moves from their bank into your society's bank, through an RBI-licensed partner. Bini never holds a single rupee of society money.

  • Straight to your own account. The society's existing bank account. No new float, no waiting for us to settle.
  • Your bank statement is the truth. If a payment is ever disputed, the society's statement settles it, not our dashboard.
  • We never see your credentials. No UPI PIN, no card number, no net-banking password ever reaches Bini.
  • Receipt the same second. The resident gets proof instantly and the ledger updates itself. No screenshots to collect.
Diagram: a maintenance payment moves from the resident's bank, through an RBI-licensed partner, into the society's own bank account

Know who has paid, without chasing a spreadsheet

Bills raised automatically on your schedule. Reminders that go out without anyone having to be the bad guy. Receipts issued the second a payment lands, and a ledger that keeps itself. Interest on arrears is applied automatically, on whatever rule your society has already agreed, so nobody has to work it out by hand or be the one who raises it.

Collect for a festival or a repair without an argument

Penalties, festival funds, a one-off lift repair: each raised with a written reason and a full audit trail, so nobody has to ask six months later what the money was for.

Said plainly: the standard charges of UPI and the payment partner apply as they do anywhere else, and we do not pretend otherwise. What we promise is that your society's money always moves straight from bank to bank, and Bini never holds it or becomes a middleman for it.

A printed Bini AGM Collections Report showing flat-wise collections, arrears and outstanding amounts

The report that ends the argument

Walk into your AGM with the numbers already done.

In Maharashtra the AGM is due by 30 September, and every year the same evening disappears into assembling figures. Bini keeps that report current all year. On the day, you print it.

  • Flat-wise collections, arrears and outstanding, as on any date you choose.
  • Every figure traceable to a receipt, so a question from the floor has an answer in seconds.
  • Ready to hand to your auditor, and to the next committee when the handover comes.

Traditional society management vs Bini

The same seven jobs. Seven fewer things to chase.

Nothing exotic here. This is the ordinary week of a managing committee, before and after. Read the ‘today’ half and see how much of it you recognise.

Visitor register
A paper book at the gate that nobody reads back, and a phone call up to the flat, if the guard remembers and if somebody picks up.
The resident decides, from wherever they are. Approve or deny before the visitor reaches the lift, and every entry stays searchable months later.
Complaints
A message in the group at eleven at night, agreed to by three people, and remembered by none of them by Thursday.
Every complaint gets a number, an owner and a status. Nothing quietly disappears, and nobody has to be the one who remembers.
Payments
Screenshots forwarded to the treasurer, matched by hand against a spreadsheet, and a fortnight of polite reminders every month.
Residents pay by UPI, straight to the society's bank. The ledger updates itself, and the reminders go out without anyone having to send them.
Notices
Pinned in the group in the morning, buried under two hundred messages by lunch, and denied at the next general meeting.
Sent once, delivered to every flat. With a record of who has seen it, so “we were never informed” stops being an argument.
Record keeping
Files in one member's cupboard, a spreadsheet on somebody's laptop, and a carton handed over at every committee election.
Registers, receipts and notices in one place. It belongs to the society, not to whoever is holding office this year, so a handover takes an afternoon.
No advertisements
A free app has to earn its money somewhere. Usually it is your residents' attention, sold to whoever is buying.
Not one advertisement, anywhere in the app. It is written into the agreement your society signs, not just into our marketing.
No data selling
Resident names and phone numbers quietly become somebody's lead list, and the first you hear of it is the sales calls.
Your society's data stays your society's. Never sold, never shared, and exportable on the day you ask for it.

If you read the ‘today’ half and thought “that is exactly our society”, that is the whole reason Bini exists.

Data security & privacy

Your residents' details, kept the way you would want yours kept.

A society app holds the names, flats and phone numbers of every family in your building. That is not a small responsibility, so here is exactly how it is handled, in plain words, with no jargon to hide behind.

Secure cloud infrastructure

Your society's records sit on managed cloud servers in India, monitored and kept up to date. Not on a laptop in somebody's flat, and not on a hard disk that changes hands with the committee.

Encrypted communication

Everything travelling between the app and our servers goes over an encrypted connection, the same kind of protection your bank's app uses. Nobody on the society Wi-Fi can read it in passing.

Backed up every day

Backups are taken automatically, without anyone having to remember. A lost phone, a broken gate tablet or a committee handover does not cost your society its records.

Role-based access

The guard sees the gate. A resident sees their own flat. Only the office-bearers see the money. Nobody sees more than their role needs, including a resident who is curious about a neighbour.

Your society owns its data

It is the society's record, not our asset. Ask for a full export in a readable format and you get it. Ask us to delete everything and we do, on the timeline written into your agreement, with two reminders before anything goes.

No data selling. No advertising.

Resident details are never sold, rented or handed to an advertiser, and no third party pays us for a look at them. This one is not a policy we could quietly revise. It is a clause in the agreement your society signs.

Privacy first, by design

We ask for what running a society actually needs and nothing more. No tracking of where residents go once they leave the gate, no reading of their messages, no quiet building of a profile behind them.

Put it to your committee in writing

Everything on this page goes into the one-page summary we hand you before the meeting, so your secretary is not repeating a website from memory to a room full of members.

And the honest part. We are a small team in Nashik. We do not hold enterprise security certifications yet, and we are not going to imply that we do. What we can tell you, on the call and in writing, today, is exactly where your society's data lives, who can see it, how to get all of it back and how to have it erased.

Why committees choose Bini

No ads. No data selling. Ever.

Most society apps are free because your residents are the product: their addresses, their movements, their spending. We would rather charge fifteen rupees and be able to look your committee in the eye. That is the part we will not trade away, and these are the eight reasons committees give us for signing.

100%of dues land in the society's own bank account
0ads shown, and zero resident data ever sold
1 dayfrom your flat list to a society that is live
3 yrsthe founding rate is locked, and it does not move

Not a single advertisement

No banners, no sponsored offers, no “partner deals” pushed at your residents. The app stays a tool, not a shop window.

Your data is never sold

Stored on servers in India. The society owns its records, can ask for them at any time, and can have them deleted on the timeline written into the agreement.

It is written into the contract

The promise is not a line on a website we could quietly edit later. It is a clause in the agreement your society signs.

No hidden charges

One rate per flat, everything included. No modules to unlock, no charge for another guard, another login or another notice board.

Running within one working day

Send us the flat list and your society is live the next day. No consultants, no six-week implementation, no training manual to read.

Built for Indian societies

Maintenance heads, arrears, daily help, the AGM report, guards who work in Marathi. Not a foreign product with rupees bolted on.

Founder-led support

Call the number on this page and you reach someone who knows your society by name, not a ticket number and a queue.

It gets better every month

Updates are included, always. What committees ask for on a Monday has a habit of appearing in the app a few weeks later.

Fifteen minutes is usually enough to tell whether this suits your society.

What we will publish

We would rather show you nothing than show you numbers we invented.

Every society we start with is measured on the same four things. The moment a committee is happy for its figures to be named, they go here, with the society's permission and its name attached.

Visitors approved from the phone

Share of gate entries approved by the resident before the visitor reaches the lift, instead of a call up to the flat.

Awaiting first published society

Complaints closed, not forgotten

Share of complaints that reach a recorded resolution, and the average days from raised to closed.

Awaiting first published society

The first case study

This page is reserved for a society, not a stock photo.

When our first committee has run a full quarter (a full cycle of dues, complaints and one general meeting), we will write up exactly what changed, in their words, with their numbers, and their name on it. Until then this space stays empty on purpose.

Why we are doing this

We would rather build the next year of Bini with ten committees who will tell us plainly what is wrong with it than guess at it from an office. The price is lower because your patience is worth something to us. Nothing has been taken out of the product.

All we ask in return: an honest testimonial once you have used it, and an introduction to a few societies you know. After the three years, the standard ₹15 applies.

Jayesh Ramsinghani Founder, Bini
Damselfly Technologies, Nashik

Why Bini exists

Nobody joins a managing committee hoping to spend their evenings reconciling payment screenshots.

Bini did not begin with a market study. It began with the ordinary, repeating friction of running a housing society: a register at the gate that nobody could read back, a treasurer holding the ledger together in one spreadsheet, and a WhatsApp group where every decision eventually got buried.

The software that already existed was built for large developers and property firms: heavy, expensive, and assuming a full-time office to operate it. A 40–250 flat society does not have that. It has four or five people with day jobs, doing this after hours because somebody has to.

So Bini was built the other way around, for the volunteer rather than the administrator. Anything that needed explaining twice was removed. Anything a committee member could not do on a phone, standing in a corridor, was redesigned. And the two things that quietly cost societies the most, advertisements sold against their residents and data sold behind their backs, were ruled out in the contract rather than in the marketing.

It is a smaller product than an ERP on purpose. It does the paperwork of a society properly, and it stops there.

Jayesh RamsinghaniFounder, and the person who answers the phone

Straight answers

The questions committees actually ask.

These are the ones that come up on almost every call, answered here exactly as we would answer them on the phone.

A day, in most societies. We enter your flats, wings, members and maintenance heads ourselves from whatever list you already have: an Excel file, a printed sheet, even a photograph of the register. Guard training takes about 45 minutes at the gate. Residents are usually on the app the same evening. Your committee's only job is to hand over the list and say go.

No. The guard app runs on any reasonable Android phone or tablet, so if your gate already has a device, use it. If you would rather have a dedicated one set up and handed over ready to work, a tablet is about ₹15,000 and a phone about ₹12,500, one time. Bring your own and we configure it for ₹1,500 to ₹2,500. It is purchased separately, it is not part of the per-flat price, and the society owns it. Nothing about the software depends on buying hardware from us.

The society does. It is stored on servers in India, it is never sold or shared with advertisers, and you can ask us for a full export at any time. Deletion follows the timeline in your agreement: thirty days to take your export, ninety days before we delete it, and a reminder from us before each of those. This is not only a promise on a website we could quietly edit later; it is a clause in the agreement your society signs.

Then you stop. There is no lock-in beyond the term you have paid for, no exit fee, and no holding your records hostage. We hand over your data in a readable format on the way out. We would obviously rather hear what went wrong and fix it, but a society that stays only because leaving is painful is not a customer we want.

This is the question we were designed around. A resident does three things: approve a visitor, pay maintenance, read a notice. Each is one screen and one tap, in the same shape as the apps they already use. In practice the residents who worry most about this are on it within a week, and for the few who are not, their family member or the committee can act on their behalf.

Included. Setup, guard training at the gate in Marathi or Hindi, the committee walk-through, the resident announcement material and every update afterwards. All of it sits inside the per-flat price. There is no implementation fee and no annual “support package” to renew.

You get a person. Call or message the number on this page during working hours, Monday to Saturday, and you reach the founder or someone who knows your society by name, not a ticket number in a queue. The first week after go-live is watched most closely, because that is when the small questions appear.

Never. Bini is software, not a bank, wallet or aggregator. A resident pays by UPI and the money moves from their bank to your society's bank through an RBI-licensed partner. The standard UPI and payment-partner charges apply as they do anywhere else. Your bank statement remains the record of truth.

Take the demo first, then take our one-page summary to your meeting. It has the pricing in writing, what is included and the privacy clause, so nobody has to take your word for it. If the committee wants to see it live, we will join your meeting on a call or come in person if you are in or around Nashik. There is no contract until the society formally says yes.

Something we have not answered? Ask it on the call, or just message us and we will reply honestly, even if the answer is “Bini does not do that.”
